The Quality Service Pinnacle Award is for quality customer service given to Clients. Realto...rs Aaron Parks, Eric Hall, Jodie Greene, Frank Frye, and Phil Frye earned individual Century 21 Quality Service Pinnacle Awards for receiving the award consecutive years. Realtor Vanessa Beneze received her first Century 21 Quality Service Award.

“We’re very excited and humbled to be honored by our Clients for our customer service year after year,” said Century 21 Frank Frye Real Estate General Manager Phil Frye. “We’re also very proud of our Realtors who were honored for their sales accomplishments.”

Century 21 International also honored Realtor Aaron Parks for earning the Masters Ruby Producer Award based on sales production. Century 21 Greater Ohio Broker Council awarded a Platinum Sales Achievement Award to Cynthia Corder, Denise Keefe, and Vanessa Beneze. A Gold Sales Achievement Award went to Ric Lahmers. Central Ohiohome sale activity showed healthy increases during the first quarter of 2013. Residential home sales (4,844) were up 17.6 percent over the previous year (4,119) and the number of pending sales (3,245) was up 19.3 percent from the first three months of 2013 according to the Columbus Board of REALTORS®.

LickingCountysaw 317 single family and condominium home sales during the first quarter of 2013, up 2.9 percent from the same period last year. The average sold price for Licking County homes sold in the first quarter of 2013 was $131,122, down 8.4 percent from first quarter last year.

LickingCountysaw 113 single family and condominium home sales in March 2013, down 18.1 percent from March 2013. The average sold price for Licking County homes sold in March 2013 was $132,380, down 15.6 percent from March 2012.

The average days on market for a house until sale was down 13 days at 103 days in this first quarter of 2013, compared to the first quarter of 2012. The average days on market for a house until sale was down 20 days at 105 days in March 2013, compared to March 2012.

The number of Licking County home listings coming on the market as a new listing in the first quarter of 2013 totaled 725, the same number as the first quarter of 2012. The number of Licking County home listings coming on the market as a new listing in March of 2013 totaled 287, down 2% from March of 2012.

The number of Licking County home listings going in contract in the first quarter of 2013, totaled 485 homes. The number of Licking County home listings going in contract in March 2013, totaled 221.

The inventory of homes for sale in Licking County in March 2013 was 885, with 6.1 months supply of inventory.

November Home Sales Stats

November home sales in central Ohio showed healthy gains over last year. There were 1,923 residential sales during the month of Nov., a 30 percent increase from the 1,479 home sales in Nov. 2011, according to the Columbus Board of REALTORS®.

 

Licking County home sales are up 14.4 percent over last year. The 134 Licking County homes sold in Nov. marks a slight increase over homes sold in Nov. 2011. Year to date, 1,551 homes sold in Licking County from Jan. to Nov., up 14.4 percent over the 1,356 homes sold over the same period last year.

 

The average sale price for Licking County’s single family homes and condominiums year to date is $145,980, up 6.1 percent from homes sold Jan. to Nov. 2011. The average days on market for a house until sale is 99 days.

 

The number of Licking County home listings coming on the market as a new listing in Nov. totaled 109. The number of Licking County home listings going into contract in Nov. totaled 151 homes.The inventory of homes for sale in Licking County is 903 homes for sale through the end of Nov., with 6.6 months supply of inventory.

Central Ohio ends summer with rising sales and prices

Home sales during the most active time of the year showed impressive gains over last year and were the highest since 2007 when the housing market began its descent after the boom.

The 8,921 residential home closings during the months of May through August were 11 percent higher than last summer and 12.2 percent higher than in 2009 when home sales hit its lowest point since the summer of 2000, according to the Columbus Board of REALTORS®.

“Higher prices, low rates and lower inventory proved to be an exceptional environment for home sellers this summer,” said Jim Coridan, 2012 President of the Columbus Board of REALTORS®. “But the strongest factor was and continues to be the abundance of motivated buyers in the market today.”

Demand outstripped supply, as new listings on the market (3,096) fell 0.9 percent from the month before and the total inventory of homes for sale (11,571) was down 32.3 percent from the same time last summer (17,096).

“We’ve seen higher sales gains and falling inventory for over a year now which has pushed home prices up,” Coridan said. “We’re hoping more homeowners with an interest in selling recognize their advantage this fall as it’s getting tough to find property to sell.”

Not only that, the average turn-around time from the date “For Sale” signs went up until a bargain was struck decreased 15.5 percent last month from 96 days to 81 days.

According to the latest Housing Market Confidence Index (by the Ohio Association of REALTORS®), 91 percent of central Ohio REALTORS® describe the current housing market as moderate to strong and 92 percent expect it to be moderate to strong over the next six months. With regard to home prices over the next year, three out of four REALTORS® expect home prices to rise.

Making Your Best Offer

How To Make The Best Offer For You:

 

1. Bid Smartly:  There's not rule of thumb for what your initial offer should be or how many times you should go back and forth with the seller.  Most inexperienced buyers simply make a bid that's a certain percentage, say 10% or 15%, off the listing price.  But that's NOT a wise strategy.  The smarter move: Ask your CENTURY 21 Frank Frye real estate agent for prices of comparables recently sold in that neighborhood.  Use those figures to determine the highest amount YOU are willing to pay, then submit a bid of that amount just just a tad lower.  Next, prepare for a counter.

2. Make Clear Demands:  Be up front about extras, such as curtains and furniture, that you want included with the house.  If you're up front from the start, there's more of a chance that most of your requests will be met.

3.  Use The Closing Date As A Negotiating Point:  Be flexible IF YOU CAN (ask your lender about the bare minimum of time that he/she needs).  A lengthy closing date is a turn off to most Sellers.

4.  Ask The Seller To Buy You A Home Warranty:  A good home warranty will run the seller about $300 to $400 and can cover the cost of repairing or replacing appliances and major systmes (like plumbing and heating) for a year after closing.

Home sales, contracts and prices continue to rise

The number of Central Ohio homes listed for sale the past two months is lower than the previous year suggesting the market may be beginning to adjust itself. The 3,629 homes added to the market in April were 7.0 percent lower than April of 2011 and the 3,466 new listings in March were 10.4 percent lower than the previous year according to the Columbus Board of REALTORS®.

 In Licking County, the average home sales sold price was $143,963 from Jan. - April this year, up 8.7 percent from the same period last year. Also, 444 homes sold in Licking County from Jan. - April this year, which is 12.1 percent more than the same period last year. Licking County homes which went into contract for sale from Jan. - April totaled 664, which is a 42.8 percent increase from the same period last year, when 465 homes went into contract.

 In Licking County, the average home sales sold price was $144,951 in April, up 9.5 percent from April 2011. Also, 135 homes sold in Licking County in April, which is 7.1 percent more than April 2011. Licking County homes which went into contract for sale in April totaled 225, which is a 53.1 percent increase from April 2011, when 147 homes went into contract.

 The inventory of homes for sale in Licking County continued to decline in April helping to further stabilize the local housing market. The total number of homes for sale at the end of April was 1,027, which is 23.1 percent lower than the end of April 2011, when 1,335 homes were for sale.

Home Sales Strengthen in Central Ohio!

Home Sale Prices Strengthen in Central Ohio

            Sale prices for homes sold in central Ohio last month showed a healthy increase over the previous year. The average sales price of $151,072 was 7.3 percent higher than in Feb. of 2011, and 5.7 percent higher than the previous month according to the Columbus Board of REALTORS®.

            In Licking County, the average home sales sold price was $141,622 in Feb., up 9.1 percent from Feb. 2011. Also, 87 homes sold in Licking County in Feb. which is 13 percent more than Feb. of 2011. Licking County homes which went into contract for sale in Feb. totaled 175 which is a 75 percent increase from Feb. 2011, when 100 homes went into contract.

            The inventory of homes for sale in Licking County continued to decline in Feb. helping to further stabilize the local housing market. The total number of homes for sale at the end of Feb. was 935, which is 22.3 percent lower than the end of  Feb. 2011.

January's Housing Market: BEST IN YEARS!

January Housing Sales Best in Years

 

            Central Ohio housing sales were up in Jan., and they showed the highest activity for that month since 2008. The 1,125 sales showed a 6.0 percent increase over January of 2011, according to the Columbus Board of REALTORS®.

 

            In Licking County, 82 homes sold in Jan. which is 6.5 percent more than Jan. of 2011. Licking County homes which went into contract for sale in Jan. totaled 143 which is a 72.3 percent increase from Jan. 2011, when 83 homes went into contract. The average home sales sold price in Licking County was $123,608, down 7.6 percent from January 2011.

 

            The inventory of homes for sale in Licking County continued to decline in Jan. helping to further stabilize the local housing market. The total number of homes for sale at the end of Jan. was 964, 19.3 percent lower than the end of  January 2011.

Kitchens Sell A House!

It's a tool used by house flippers all across the nation. Stagers know its power. Real estate agents push its importance. What is this not-so-well-kept secret of real estate? A kitchen can sell a house.

A kitchen is the heart of a home. This is true all across the globe. The old saying that the "stomach is the way to the heart" carries a lot of truth. Kitchens are where we spend much of our time and most of that is with our families. It's the room where we nourish our bodies and our spirits.  

Kitchens are integral to entertaining and in today's age of open floor plans, they're a focal piece of many family rooms. It's because of this that kitchens play such an important role in the buying and selling process.  

This one room is the showpiece of the house. You'll see it every day and your guests will see it during most visits. This means buyers want homes with up-to-date kitchens.  

Kitchens, however, can be one of the most expensive rooms to renovate. These projects can also be the most labor and time intensive of all home renovations. It's not just a new layer of paint.  

Instead you find a complicated array of flooring, tiling, cabinets, and counters. This means buyers may want a home with an up-to-date kitchen but they aren't willing to tackle this problem themselves. Most buyers want a kitchen that is ready to use the day they move in.  

What do buyers look for in up-to-date kitchens? A lot of this depends on what price range your home is in.  

The main thing to remember as a seller is to not price yourself out of your market. If homes in your neighborhood are selling for $100,000 with tidy, but not luxury kitchens, then this is no time to upgrade to granite, travertine, and marble at the price tag of $40,000+. You simply won't find a buyer.  

Scope out the competition. Use open houses in your area or MLS listings to find out what your competitions' kitchens look like.  

Do area homes have new solid wood cabinets and granite counters in today's designer colors? You'll be wise to consider making the same move. Are they including new stainless steel appliances and add-ons like dishwashers, wine-coolers, and trash compactors?  

Are you in a higher-end neighborhood? It's time to think high-end. Your older home may have a highly functional kitchen, but a buyer will take one look at your formica counters and white appliances and become lost in the stress of how much money and time it would take to remodel. If you don't want to put in the time yourself to make upgrades then you'll have to make concessions in the price.  

Don't become overwhelmed, though. Sometimes a kitchen update can mean doing just a few minor changes. Change the paint color to a warm, neutral tone. Get rid of any clutter. Update your appliances, paint your cabinets, change the pulls, or get a high-end looking counter for a fraction of the cost (faux-granite or lower end granite). You might even save a bundle by doing much of the work yourself.  

The bottom line is a kitchen can sell a home. Do a little research and find out what your kitchen needs to make it competitive with area listings.

Home Sale Rise Again; Highest in a Year and a Half!

Pending home sales continued to gain in November and reached the highest level in 19 months, according to the National Association of Realtors®.

The Pending Home Sales Index,* a forward-looking indicator based on contract signings, increased 7.3 percent to 100.1 in November from an upwardly revised 93.3 in October and is 5.9 percent above November 2010 when it stood at 94.5. The October upward revision resulted in a 10.4 percent monthly gain.

The last time the index was higher was in April 2010 when it reached 111.5 as buyers rushed to beat the deadline for the home buyer tax credit. The data reflects contracts but not closings.

Lawrence Yun, NAR chief economist, said the gains may result partially from delayed transactions. “Housing affordability conditions are at a record high and there is a pent-up demand from buyers who’ve been on the sidelines, but contract failures have been running unusually high. Some of the increase in pending home sales appears to be from buyers recommitting after an initial contract ran into problems, often with the mortgage,” he said.

“November is doing reasonably well in comparison with the past year. The sustained rise in contract activity suggests that closed existing-home sales, which are the important final economic impact figures, should continue to improve in the months ahead,” Yun added.

Pending home sales are not affected by the recently published rebenchmarking of existing-home sales because the index uses a different methodology based directly on contract signings, and is adjusted for seasonality.

The PHSI in the Northeast rose 8.1 percent to 77.1 in November but is 0.3 percent below November 2010. In the Midwest the index increased 3.3 percent to 91.6 in November and is 9.5 percent above a year ago. Pending home sales in the South rose 4.3 percent in November to an index of 103.8 and remain 8.7 percent above November 2010. In the West the index surged 14.9 percent to 121.2 in November and is 2.9 percent higher than a year ago.

HOME SALES UP IN NOVEMBER

           November marks the fifth consecutive month of increased home sales in central Ohio this year after the first half of the year struggled to keep up with increased sales from 2010 due to the home buyer tax credits. According to the Columbus Board of REALTORS®, 1,406 homes sold in November which is seven percent more than the previous year.

           In Licking County, 127 homes sold in November which is 10.4 percent more than November of 2010. Licking County homes which went into contract for sale was also up 22 percent from Nov. 2010. The average home sales price in Licking County was $133,398, down two percent from Nov. 2010.

            From Jan. to Nov. 30, 2011, 1,350 Licking County homes have sold, up .5 percent from the same period in 2010, while the number of homes which went into contract for sale was up 6.1 percent from 2010. The average home sales price in Licking County was $137,625 for January through Nov., down seven percent from 2010.

            “We’re finding that sellers recognize the challenges of today’s market and are realistically pricing their homes to sell,” says Rick Benjamin, 2011 President of the Columbus Board of REALTORS®. “Buyers are responding well to the pricing and, of course, the record low interest rates. It’s still a great time to buy a home.”

Ways to Search For Homes

Do you find yourself having trouble searching for properties for sale?

In today's world, technology reigns supreme.  But there are still a few alternatives to internet searches when it comes to finding your new home.

1. The classic yard sign:  Every property on the market through a real estate company will have a yard sign in front of the home.  Unless it's a housing community that doesn't allow anything in the yard, then the sign would more than likely be displayed in a window.

Pick your target area or neighborhood, and simply cruise the streets.  We suggest doing this search on a Sunday, that way you could possibly run into any Open Houses that are happening that day!  Sundays are also a very low traffic day.  Be sure to have a pen and paper handy to write down addresses and agent phone numbers/websites off the signs (please be safe and park your car when writing down the home's information).  Some agents will also have a brochure printed up for the public to take in a brochure box next to the yard sign!

2. The 'paper route': If you still receive your local newspaper, be sure to look for the homes section in the center folds every weekend!  Most real estate companies put Open House information, New Listing information, and homes with New Prices in a company ad every Saturday.  There should be a wide variety of properties to scan through!

Most newspaper companies put out a free monthly magazine with many more listings displayed than in the weekly ad.  These monthly magazines are then distributed around town for the public to pick up; usually at real estate offices, mortgage companies, or anywhere you can pick up a free newspaper product.

3. Real Estate office sites:  Each real estate office should have some type of office website for the public.  They may update this site weekly or even monthly.  Somewhere on the site you can most likely find a link to that office's listings, and sometimes a link to the area's listings including other offices'. 

If you don't know the exact website, GOOGLE the real estate office name and search from there!

4. Real Estate Corporate sites:  CENTURY21.com is our corporate website.  Within this site, each Century 21 office site can be found by searching for your local Century 21 office by name or area.  The corporate site is updated automatically every few days in order to have the newest listing information possible.  From the corporate site, you are able to see EVERY listing across the world that that corporation has; every individual office's listings on one website.

5. The broad-scale search engines:  There are many websites out there geared towards Buyers.  REALTOR.com, Trulia.com, Zillow.com, Hotpads.com, and Homes.com are just a few sites that agents' listings are automatically distributed to once we enter the listing into our Multiple Listing Service (and Agent to Agent site, not open to the public).  These sites are updated on their own, so it may be 24 hours+ before a change is made to a listing, but it's still one of the best ways to search online!

6. Social sites:  Recently, sites such as Facebook.com have become much more popular for real estate companies to reach a broader spectrum of clients.  Companies post interesting houses, Open House information, and details about their office for all their friends and followers to see and take advantage of!

7. Minor-scale search engines:  Century 21 listings alone are sent to over 500 small search engine sites!  If you GOOGLE an address, you're guaranteed to find MANY websites that have that listing's information.  You can never have too much advertising!

 A Step By Step Look at Home Buying

Sometimes, you just don’t know where to start.  Here at CENTURY 21 Frank Frye Real Estate, we can walk you through everything you need to know! You'll feel more confident about your home buying journey when you understand what is required of you and every other person who is involved in the transaction.  If you’re looking for a basic outline, this guide takes you through it, and shows you that you're only 11 steps away from buying a home.

Step 1, Get Your Finances in Order

Your credit reports are an ongoing look at how you manage your finances. You must know exactly what your credit reports say about your financial history before you apply for a mortgage, because the reports play an important role in the mortgage approval process and in determining the interest rate and other loan terms that a lender offers you.

If you haven't looked at your credit reports, you might be surprised at their contents, because errors are common.  Call your REALTOR to see if they can provide a credit report, or your personal bank.

Step 2, Get Familiar with the Mortgage Industry

Finding the right loan and lender is crucial to your home buying success. It's up to you to determine which lender is best for your needs, and it's always a good idea to have at least a bit of background about the loan process before you talk to a lender.  We at CENTURY 21 Frank Frye Real Estate suggest you shop around for the best interest rate, and loan perks out there.  If you don’t know of all the local loan officers or lenders, give us a call and we’ll get you in touch with them!

Step 3, Get Pre-Approved for a Mortgage

Do you know how much house you can afford? Probably not, unless you've talked with a lender.

Pre-approval helps you in other ways. Consider this scenario. A home seller gets two similar offers. One is accompanied by a letter from the buyer's bank that states she is pre-approved for a mortgage in the amount of the offer. The other has no supporting documents. Which offer do you think the seller will consider first?

In Licking County, there is rarely a contract that is accepted without a pre-approval letter included.  We suggest you get this letter prior to searching for your home, but make sure you don’t get it too early.  Ask your lender if they have a time limitation on how long the pre-approval letter is good for.

Step 4, Determine Your Wants and Needs

Buying a home isn't as difficult as you might think, even if you're short on funds, but the process will go a lot smoother if you get familiar with your real estate market and narrow down your wants and needs before you start looking at houses.  Each of the Realtor’s at CENTURY 21 Frank Frye Real Estate have access to the local Multiple Listing Service (MLS), and can easily help you narrow your search down to your needs.

Step 5, Learn to Work with Real Estate Agents

Real estate agents represent buyers, sellers, or both--and in some states they can work as neutral facilitators for either party. It's essential to understand agent duties and loyalties before you make that first phone call.  We can gladly go over any questions you have on dual agency.  Give us a call, or stop in our office to pick up some helpful guides.

Step 6, Start Searching for a Home

Your agent will give you multiple listing sheets to study, you have access to these listings through our office website. I'm sure you'll also pick up House For Sale magazines and read classified ads in your local newspapers.  Every Saturday, CENTURY 21 Frank Frye Real Estate runs an ad in The Newark Advocate.  You'll probably spend time surfing the Internet for homes. You might even plan afternoon drives to preview neighborhoods.  Most Sundays, Realtor’s hold Open Houses.  Find these Open Houses through The Newark Advocate’s site, our office site, or REALTOR.com.  Those are all excellent ways to see what's available.

Step 7, Handle Pre-Offer Tasks

Deciding whether or not you want to buy a house involves a look at its structure and its features, but there are many other topics that are every bit as important to your purchase. Here are just a few topics you should explore before you make an offer:

*Resale Potential   *Contract Contingencies    *Site Built, Manufactured, or Modular    *Deed Restrictions    *Energy Efficient products in the home?     *Do others have a right to use the property?

Step 8, Make an Offer

There's no one set of instructions that can cover all the differences in real estate laws and customs that exist throughout the United States, so the mechanics of making an offer and its specific contingencies depend greatly on your location. However, there are some home buying tips that can help you fine-tune your offer, no matter where you live.  At CENTURY 21 Frank Frye Real Estate, we use the Licking County Board of REALTOR’s 8 page contract, with additional Disclosures, and any needed Addendums.  We will walk you through the offer/contract step by step to insure you understand your options.  It is also suggested that if you have any legal questions, you seek legal council.

Step 9, Home Inspections and Other Tests

In some states, home inspections are accomplished before the final purchase contract is signed. In other states, inspections take place after an offer is finalized. No matter when you do them, it's critical to decide which inspections and tests you want to perform.

Talk with your real estate agent or other advisor to find out when inspections should be handled and if additional types of testing are important for your specific area.  In Licking County, it is suggested to have all of the tests and inspections completed after the contract is signed, but in the first stages of the closing process.

Step 10, Avoiding and Correcting Last Minute Problems

As your closing date nears, everyone involved in your real estate transaction should check its progress on a daily basis, because staying on top of things means you'll know immediately if there's a problem that must be dealt with.  There is always the chance of a delay of closing, so the better the communication is, the faster any issue can be remedied to get you back on track!

Step 11, You're on the Way to Closing

Most of your home buying problems are behind you now and you're on your way to closing, also called settlement, the event that transfers ownership of the property to you.  Your agent will take you on a final walk through of the home before closing.  At closing, Title Insurance and the Settlement Statement will be explained thoroughly to you.  Be sure to ASK QUESTIONS!

The steps outlined in this article are a general home buying guide. You will encounter issues specific to your location and your transaction, issues that can best be explained and handled by your local real estate agent, your lender, your attorney, your closing agent, or others who are helping you complete the home buying transaction.

Selling in a Buyer's Market

If you're selling your home this year, be prepared for a marathon, not a sprint.

In most places, those heady days of putting a property on the market, receiving multiple bids, getting more than you expected, and accepting an offer in just days or weeks are over.  The average listing contract starts with three months, and is usually extended to six.

A ‘buyer’s Market’ means that more houses are for sale, there are longer stretches on the market, and prices have slowed, plateaued or, in some places, decreased.  Sellers need to be prepared for a sustained effort.

Homes are staying on the market for about four months, according to the most recent averages from the National Association of Realtors.

If you plan to plant your "for sale" sign, here are 10 things you can do beforehand:

1. Recognize every market is different.Your state, town or neighborhood could dovetail with national numbers or buck the trend entirely.   Never rely solely on one person's advice or opinion. Talk to a handful of professionals, and do your own research.  Our agents at CENTURY 21 Frank Frye have plenty of years of experience to help with any questions you may have.

2. Get your home inspected."Before I would even call a real-estate agent, I'd have my home inspected," says attorney Diana Brodman Summers, author of "How to Buy Your First Home." Some real-estate agents advise against spending the money (basic inspections range from $200 to $400, according to a 2004 survey from the American Society of Home Inspectors, which is quite accurate for Licking County), because the buyers will get one anyway prior to closing. Others recommend it because it gives sellers an early warning on any repairs they might have to make.  It’s best to be pro-active!  This could later eliminate chances of a Request to Remedy in the offer/in contract stages.  It also helps with the Licking County Property Disclosures that every seller is required to fill out.

3. Shape up before marketing.A buyer's market means you've got more competition. "You want to put your best foot forward," says Eric Tyson, co-author of "House Selling for Dummies." If your home isn't appealing and in good repair, potential buyers won't even stop. Some sellers think it's OK to skip this step and take less, but if the house is not appealing, you may not get the chance to negotiate. "Six weeks before you want to put it on the market is a great time to get it done," says Summers. You don't need to renovate, but make sure everything looks good and works well. Easy ways to make your home stand out:

  • New paint.Paint the whole house, if it needs it, or just the trim, shutters and door to freshen up.
  • A clean entryway.Sweep or pressure-wash the front walk and porch. Polish the outdoor metalwork, clean the windows and glass, and replace any burned-out bulbs in outdoor lighting. And, if you can, add planters with flowers.
  • Lush landscaping.Think new mulch, sharp edging, a healthy lawn and beds of flowers.

"Maximize your chances of people being excited about your listing when it hits the market," Tyson says. 

4. Devise a marketing plan.Do you want to use a real-estate agent or would you rather sell it yourself? If you try doing it yourself, set a time limit after which you want to enlist the aid of a professional. Selling it yourself can save you the real-estate commission (usually about 6 percent, which is also true for Licking County), which can be an advantage in a tight market. But in a buyer's market -- or rapidly changing market -- it can help to have a little professional expertise to price, market & advertise, and move your property while you continue with your own daily routine.  And don't forget, potential buyers may think that if there's no agent involved, the price should already be 6 percent less. Both buyer and seller can't save the same 6 percent.  So give us a call to see our listing presentation and what we can do for you!

5. Check into company relocation assistance.Are you moving to take a new job? If so, the company might offer resources to make selling your house easier.  Some companies will even provide a list of real-estate pros who will work with you.  Relocation is something that we can help you with here at CENTURY 21 Frank Frye Real Estate.  If you're selling in a tight market, every little bit helps.  Best source: Call your human-resources department.

6. Interview real-estate agents.If you're interested in using an agent, interview several early on about listing your home.   What would they highlight about your home? What would they change before it goes on the market?  We’re available around the clock to give you a free market analysis of your home, and provide you with our listing presentation and market plans.

Ask to see an activity list -- you want to see if they've worked in your neighborhood, in your price range and if they have a track record of successful sales.  You also want to see the comparable properties in your area.  Our agents at CENTURY 21 Frank Frye Real Estate provide you with comparables (comps) that are beneficial to you in the past three – six months on the market.

7. Set a price.The rules are different in soft markets. "You don't overprice your house 20 percent to leave wiggle room for negotiating," says Tyson. That kind of strategy might never be a good idea; it can really backfire in today’s market. It's not a matter of being willing to negotiate. If your price is too high, potential buyers may not even look at it, and it could get missed in a price range search. And they may very well see a negative message in such a high price. "Those who overprice their homes in this market are wasting everyone's time," he says.

If you're not using an agent, get your own comps -- from the local paper, from sites such as Zillow.com, CENTURY21.com, and Realtor.com -- to see how similar houses in the area are priced. Also find out which newspaper in your area publishes notices when properties are sold. Sometimes it's the local daily or legal paper. Tracking those is a good way of learning actual sales prices, as opposed to asking prices.

Then set a realistic figure. Your goal: to maximize the chances that the perfect buyer will actually see it.  It’s our job to know these market trends and help you get the most out of your home.  Pricing is strategy. And much of it comes down to just how motivated you are to sell -- or how quickly you have to leave.

Two more points to consider:

  • Modern technology.Agents and buyers most likely are using computers to search for properties. If you want to sell yours for about $400,000, consider listing it at $399,999 rather than $400,500. That way, a computer search of anything between $350,000 and $400,000 will include your listing.
  • Commissions aren't add-ons.Don't add the real-estate commission to the value of the home to come up with your asking price.  If you use an agent, the fee comes out of your share of the profits. Otherwise, "you're going to get penalized for overpricing your house," he says.  Agents commonly are looking at four to six months to sell a property, which increases their marketing expenses.

Beware of hidden financing costs. Not all financing is the same from a seller's point of view. With some types of financing, such as FHA and VA home loans, the seller pays the points on the loan. Understand the different types and what will be required of you as a seller, because that could affect how much you net in a sale.  CENTURY 21 Frank Frye Real Estate can help provide you a list of local loan officers’ and mortgage company contact information, just call and ask us!

8. Understand your price.While you don't want to undervalue your house, many sellers today won't make as much as neighbors who sold last year. If you have your heart set on a certain amount and find out that houses aren't selling for that, you may have to change your mind and sit on the house.

9.Get rid of the junk.  In this market, it's more important because buyers are going to be more fussy.  Buyers are going to come in with an attitude.  Throw things out, ship them early or rent a storage locker. But clear out that clutter! Buyers look for space and light. To show it off, you need to be able to tour a group comfortably through the house, as well as actually walk into those "walk-in" closets.  During our listing presentations, we can give you our professional opinions on what needs to change in order to have the best ‘flow’ through your home.

10. Stay on top of the market.You must be aware of market changes. That's one reason we recommend using an agent. Stay on top of what is happening with mortgages and finance rates, keep looking at comps and see trends before they happen. The real-estate market is still in a time of correction. Documents Needed by Lenders for Loan Applications

Before aquiring a loan, Mortgage Lenders and bank Loan Officers have to have some information from you, the buyer.  Every bank or mortgage company have different requirements for their loan applications, so be sure to ask them what they need you to provide!  Here are a few of the basics:

Basic Information:

Financial Information:

  • 2 years of W-2 information
  • Paycheck stubs from your last few months of pay
  • 2 years of Income tax statements
  • Current bank statements of each of your accounts (including CD accounts and investments)

HOME SALES UP IN AUGUST 2011

 

August marks the second consecutive month of increased home sales this year after the first half of the year vied to compete with increased sales from 2010 due to the home buyer tax credits.  According to the Columbus Board of REALTORS®, 1,946 Central Ohio homes sold in August which is 15.4 percent more than the previous year and 4.3 percent higher than July 2011.

In Licking County, 136 homes sold in August which is 11.5 percent more than August of 2010. Licking County homes which went into contract for sale was also up 45.9 percent from Aug. 2010. The average home sales price in Licking County was $147,966, down 4.2 percent from Aug. 2010.

From Jan. to Aug. 31, 2011, 958 Licking County homes have sold, down 4.9 percent from the same period in 2010, while the number of homes which went into contract for sale was up 5.7 percent from 2010. The average home sales price in Licking County was $140,884 for January through August, down 6.7 percent from 2010.

 “The month of August is traditionally a month for higher home sales,” says Rick Benjamin, 2011 President of the Columbus Board of REALTORS®. “Families with children usually choose the summer months to make a move and strive to close before the new school year begins.”

Here are five reasons why getting a pre-approval letter is a good idea before beginning your search with one of our CENTURY 21 Frank Frye agents.

 

Most home buyers know they should get a mortgage pre-approval letter from a lender before they begin seriously shopping for a home. But the reasons for this advice aren't always clear, and buyers sometimes are dismayed by the amount of paperwork involved. Here is some of the reasoning behind the advice:

1. A pre-approval letter is more reliable than a pre-qualification letter. Getting a pre-qualification letter is easy. You just call a mortgage broker or lender, provide some basic financial information, then wait a few minutes for the letter to come through your fax machine. Getting a "pre-qual" from a Web site is just as easy. Enter some information, click "submit" and voilà. A pre-approval letter, on the other hand, involves verification of the information. Rather than taking your word on faith, the lender will ask for documentation to confirm your employment, the source of your down payment and other aspects of your financial circumstances. Granted, a pre-approval is more time-consuming (and possibly more stressful) than a pre-qualification The additional due diligence is exactly why the pre-approval carries more weight.  If you would like help finding a lender, let us know and we can make the process easier with a push in the right direction!

2. You'll know how much money you can qualify to borrow. Most home buyers have a rough idea of how much they would feel comfortable paying every month on their mortgage. However, there's no quick-and-dirty way to translate that monthly payment into a specific maximum mortgage amount because other factors -- down payment percentage, mortgage insurance, property taxes, adjustable interest rates and so on -- are part of the calculation. And, you might not be qualified to borrow as much as you think you should be able to borrow, depending on your income, your debts and your credit history.

3. You'll have more leverage in negotiations with the seller. Sellers often prefer to negotiate with pre-approved buyers because the sellers know such buyers are financially qualified to obtain the financing they need to close the transaction. A pre-approval letter is an especially favorable point in a close multiple offer situation. And, you might feel more confident about making an offer with a pre-approval letter in hand and the knowledge that you'll be able to obtain a mortgage.  Most offers require a pre appoval letter to be sent with them to the seller.

4. Your real estate agent will work harder on your behalf. A pre-approval letter signals to your real estate agent that you're a well-qualified buyer who is serious about purchasing a home. The increased likelihood of a closed sale -- and a commission -- will naturally motivate your agent to devote more time and energy to you. In fact, some agents won't even show property to buyers who don't have a pre-approval letter.

5. A few caveats: Pre-approval letters aren't binding on the lender, are subject to an appraisal of the home you want to purchase and are time-sensitive. If your financial situation changes (e.g., you lose your job, lease a car or run up credit-card bills), interest rates rise or a specified expiration date passes, the lender will review your situation and recalculate your maximum mortgage amount accordingly.

House-Hunting Tips
Buying a home? These eight tips can help make your house-hunting experience positive and rewarding!

 

1. Location counts. You've probably heard the old real estate joke about "location, location, location," but the point still bears repeating. Location is crucial. How far are you really willing to commute to your place of employment? How good are the local schools, shopping centers, public transportation, seniors services and other public amenities? Will your new home be next to a vacant lot or a commercial property? Even a picture-perfect dream home can be a mistake if it's in an undesirable location, and a poor-location home can be a particularly bad choice if you anticipate reselling the home within a few years.

2. Make a list. Do you (and your spouse, if you're married) really know what you need and want in your home? You'll save yourself many hours of shopping (and potentially arguing) if you make a list ahead of time. Zero in on the features you must have, would like to have, definitely don't want and would prefer not to have. Your goal is to find the right home for your family without falling in love with one that doesn't suit your needs. Tip: Start compiling your wish list by thinking about what you like and dislike about your current home.

3. Do your homework. Not long ago, consumers had very little access to information about recent home sales prices, market trends, homes on the market, neighborhood statistics and the home-buying process. Today, all this information and more is available on the Web; Realtor.com, Century21FrankFrye.com, Homefinder.com, etc. Go surfing. Get educated. Become empowered.

4. Get preapproved for a mortgage. Your top-dollar home price is a function of your household income, your creditworthiness, interest rates, the type of loan you select and how much ready cash you have for the down payment and closing costs, among other factors. Rather than guessing or estimating how much you can afford to spend, ask a lender or mortgage broker to give you a full assessment and a letter stating how much you're qualified to borrow. The true amount may be much more or much less than you think.

5. Use a checklist. Touring multiple homes is a confusing experience for most people. Rather than relying on memory, make notes about the homes you visit or take photos while on tour. Turn your priorities into a personalized home-shopping checklist and use it track the features of each home.

6. Wear comfortable clothing and sturdy shoes. House-hunting can be tiring, especially if you're relocating to a distant community and want to see a dozen homes in one day. There's no sense in torturing your feet unnecessarily.

7. Be prepared to make an offer. House-hunting can also be frustrating, especially if you know in your heart you're not really emotionally or financially ready to buy a home. If you're not ready, don't put yourself through the exercise. If you are ready, go through a blank purchase contract with us ahead of time so you'll know what decisions you'll face when you make an offer.

8. Relax. Granted, buying a home is a major life-altering event. But it's not worth making yourself insanely crazy or super-duper stressed. Save time at the end of your house-hunting expedition to unwind, calm your thoughts and emotions and keep the whole experience in perspective.
